Quick Definition

"A linear construction process where design and construction are handled by separate entities under distinct contracts."

The most common procurement route in Kenya (typical of the JBC Green Book), where the Employer first hires consultants (Architects/Engineers) to fully design the project. Once the design is complete and Bills of Quantities are prepared, the project is put out to tender, and a separate contract is awarded to a Contractor for the construction phase only.
